What is a 3-year fixed mortgage?
Your interest rate is locked in for three years, so your payment stays the same for the whole term. When the three years are up, you renew at whatever rates lenders are offering then, switch lenders, or pay off what's left.
Is a 3-year term right for you?
A shorter term means you're committed for less time. That can suit you if you expect to move, sell or pay down a large amount within a few years, or if you'd rather be able to renegotiate sooner. The trade-off is that you reach renewal, and whatever rates are on offer then, two years earlier than with a 5-year term.
Breaking a fixed-rate mortgage before the term ends usually costs a prepayment penalty, commonly the greater of three months' interest or the interest rate differential (IRD). The penalty calculator can estimate it, and Term vs amortization explains how terms work.
