<20% down: some lenders offer a lower rate if you put down less than 20%. These are insured (high-ratio) rates: your mortgage needs default insurance, and the premium is added to what you borrow (see Insured vs uninsured).

Yellow marks the lowest rate of all lenders, and outlined marks the lowest within its section. Each section shows its 3 lowest rates first; tap Show all to see every lender. Click a heading to sort it; click again to flip the order. A dash means the lender doesn't list that rate. / shows how much a rate has moved in the last 7 days. Your rate may be lower. The rates on this page are the ones each lender advertises publicly. Many banks also offer relationship pricing (sometimes called relationship value, or RVR), which can give existing clients a rate lower than the posted rate, depending on the products they hold with the bank and their overall relationship. The rate you're actually offered also depends on your own situation, such as your down payment, credit and the type of mortgage. Ask each lender what relationship pricing they can offer before you decide.

Rates are annual rates, with interest paid yearly or at the end of the term where the lender lists more than one option. Where a lender lists both a regular and a special-offer rate for a term, the special-offer rate is shown; some special offers are for new deposits only. Most lenders ask for a minimum deposit, often $500 or $1,000. New to GICs? Rates Explained: GICs covers the basics in simple steps.

The regular rate is what each lender advertises on its main high-interest savings account, for a $10,000 balance where the rate depends on the balance. A promotional offer is a higher rate for a limited time, usually for new clients or new deposits; when it ends, the regular rate applies. New to savings accounts? Rates are collected from each lender's website every hour, except BMO, CIBC, Vancity, Meridian, Beem Credit Union, PC Financial and Simplii Financial's mortgages, whose rates are read three times a day. Where a lender lists both posted and special-offer rates, this page shows the special-offer rate. Rates may be out of date or incomplete, so confirm the current rate and terms with the lender before you decide.
* BoC policy rate: the Bank of Canada's target for the overnight rate, which is what big financial institutions charge each other for one-day loans. When it changes, banks usually move their prime rates too, which affects variable-rate mortgages.
** Prime rate: the typical prime lending rate of Canada's major banks, published weekly. Variable-rate mortgages are priced off prime. Each lender sets its own prime rate, so yours may differ slightly.
